@Eric H. where did you purchase a motivated sellers list, and what kind of target list is it? what are you going to be doing with your post cards? seems like you have a hefty marketing budget just to start out. I would be interested in hearing your results. Thanks

@chris garzino flippingjunkie.com has a nice step by step list on wholesaling and also a nice blog, especially his articles on how he got his business up and running after he took a break from real estate.

@Shawn M. Thanks for the advice. When you have a great deal, how do you normally market it say by email for example? I mean so that you come off as someone who knows what they are talking about

how do I use BP to find cash buyers in my area? especially ones who are tried and true. I'm a wholesaler and would like to start connecting with these ppl to do deals. Thanks

@rusty glines a lot of people don't know this but you can get a list of motivated sellers by contacting your local code enforcement department and ask for a list of properties that are currently in code violation. If they ask why you can tell them that you are seeking to help the city beautify it's neighborhoods, etc they will likely be glad to email you the list. We did this for the city off Austin and got 300 plus leads. It didn't cost is anything. Also I'm from Columbus btw, where are you investing in Ohio?

Your daughters name is beautiful, I like the originality! Thanks for the welcome! I see that you are a duplex investor, I'd like to have a couple duplexes under my belt, my current land Lord calls them two for one deals. She is a great landlord, always willing to help and no hassle. Anyways, do you have any tips on getting those kind of deals and the best way to finance them?
