I completely agree with Shray Goel , we had few projects in Malibu and in most of the locations that we've been you have a septic system, which may make it easier or harder for what your target rental goal is(depends on the situation and exact location). But we definitely see this trend more and more. Good luck!

BP community, new and well rounded investors,

I would like to offer my "sweat equity" partnership. I am looking for investors who want to invest in Los Angeles County area, willing to offer "boots-on-the-ground" in the local market.

I am currently not as "liquid" as the local market demands to take a full project on my own. I was involved in few flip projects in Malibu and LA with another seasonal investor which at the moment is tide up with other ventures. I am experienced in the build and remodel realm and very connected and networked in the field.

I have full access to The MLS (Licensed agent as well but not practicing). I ran few "Yellow letter" campaigns in Sherman Oaks and Encino, I personally walked around Sherman Okas area and placed door-hangers.

Very open to suggestions and fair offers.

I agree when it gets to the development side of Malibu, as I said "challenging" in order not to despair anybody, if you don't there an try you will never know. Yes, it is smartest to learn from other peoples' experience, if you have the funds, time and nerves this is an amazing market.

@Hannah Diment,

I help my friend flipping in Malibu. It's the second flip in this area that I am involved in. Amazing market to be if you have an advantage. Homes for sale in Malibu usually sit on the market an average of 8 months, definitely a huge factor to consider. What we do is mini development, relatively quick in-and-out 3-4 months.

Back to your question, it is super challenging (but doable...) mission to deal with the California Coastal Commission. Besides that, you need to take in consideration the fact that most of the drainage and sewage system are different, most of Malibu properties have septic tanks, some even have water tanks or or pumping from water well. 

Over all, a very fun, relaxing and educating market to be in.
