@Varinder Kumar, I have a friend which he invests in Malibu area. The first flip I helped him manage was there. What area of Malibu this property is located?

Is it clean title, no liens or extra backed taxes? (important to know before you decide to resell it)

If you have an investor you can work with, go into JV or some other partnership agreement would be much better for you, just because the potential is high after the renovation. The only issue is the average houses sit on the market in Malibu, even if they are priced to sell.

Southern CA properties with low CAP would most likely generate a better return in the long run as appreciation.
