Not quite sure at what point to go about it, but I would try to contact this tenant directly and see if you can basically get him to leave with minimal "moving fee", most likely it would be cheaper and faster for you, try to come from the helping point of view instead of the "mean landlord".

Does anybody know anything about Kaplan's PMC program ?

I am currently licensed as a RE agent in CA, and wanted to get into the RE property management business, start my own company even.

I would really appreciate if someone could pour some light on this topic.

Igor Nastaskin , I used to work at a commercial brokerage here in Los Angeles, from what I remember, you can use your agent here to interact with a local agent at the property location (and please correct me if I am mistaken BP readers) or just use a local agent at the property location, the agent which represent the property, if the deal closes, he'd probably have bigger cut , seller's and buyer's commission. Regarding the property, we use to check the Anchor tenant, and the lease terms in general, property improvements opportunity, and just to make sure all the numbers make sense to you. If you are interested, I can connect you with the broker that I used to work for, just to go over the numbers, he is very knowledgable guy with over 30 years in the business. Good luck !

I am debating between SFR and Multi ,what are the advantages and disadvantages in each as a low budget-first time buyer. I want to purchase my first property, and I wouldn't mind combining it as an owner occupied property. Interested in Los Angeles area since I am working here, can do some renovations, and manage the property myself. The budget is roughly 400,000-600,000 Please advise Thank you !

@Jon Holman, you brought up a huge point, thank you.

Maybe you are able to answer another question, what if the original seller (which the mortgage is still on his name) want to obtain another mortgage prior to the end of the wrap mortgage you created for the new buyer ?
