@James Tsuffis , I apologize for the late respond, just came back to the US after visiting family abroad.

It is extremely challenging (trying to keep it on the positive side...) to find a decent 4-plex in B-C area around Los Angeles or better areas of San Fernando Valley, with my low-newbie budget, and still use it as the main residence.

i rather getting up to 4 units, to get the feeling of managing multiple tenants rather than only one.

I apologize for the mistyping mistake, it was auto correction by my phone, I meander that I was not familiar with probate property.

In regards to my due diligence, there is a lot of mixed information about this property, I checked on Zimas and is shows that it is part of The city of Vernon, but the square footage is smaller by almost 2000 sf due to approx. attached vacant lot that shows as a separate lot on Zimas.  Who can I check it with to get the most accurate answers ?

Hi BP members, I am running the number of my first potential RE investment, a duplex which was converted to fourplex at Vernon area, Los Angeles 90011 (not the best area...). The issue for me begins here, it's a private property, which I am not super families with as far as the main thing that need to get my attention when going forward with the deal. The court auction will take place on 9/11 so the clock is ticking. I would greatly appreciate some tips from more experienced investors. Thank you

I have ran the numbers, but nothing really make sense in LA. Feels like everything is overpriced.

One area that numbers can kind of make sense is close to USC.

I rather stay in the area and get an owner occupied 2-3-4 units that the numbers make sense.

Chris, I know exactly what you are talking about in regards to the SFV area and the fact that it's being over price because unwise so called "ego driven investors"- Thank you for the input.
