To update my situation, I talked to RJ, who runs Columbus Turnkey Houses, and they paid for the paint job for the whole home that had a violation. I must say....I was extremely pissed at first, but RJ listened to my complaints and followed through on a home they remodeled.  I am thoroughly grateful and completely respect this company once again. I've learned a great lesson.....I need to have more than one objective inspection, talk to more agents and customers of the particular company I am going to do business with, and I need to clearly see what the city requirements are for rental properties before I go forward with my next investment. Lesson learned! 

Glad to see this thread is still going. I spoke with TJ several times. I was extremely impressed with him and considered him to be very trustworthy. I like the model, but in the end, I have not moved forward with Aurora because I deemed the waiting period from purchase close to rehab complete tenant placed to be pretty long. Something like 6months.

@Vera Herlihy @Eduardo Arteaga curious what your experience (wait time) has been like for deals that you did close with them. If they figure out how to tighten it up, I would jump back in. 

Any other updates to that thread? I am looking to change my Property Manager in Phila. Will have 2 units and a store that needs to be rented in the near future. Anyone who is stuck with the same PM over 2 years? Trying to get in touch with Anchor PM but they have not returned 2 of my calls? Not a good start IMHO.

So, I spoke with my tenant about installing ceiling fans. I told him that since his step-brother was NOT a licensed electrician, I could not allow him to do any work on my asset. I said I would look into the cost and get an estimate from MY electrician. My tenant agreed that “it is not that important and he appreciated me looking into it”. Case closed:).

I personally would like to put the fans in and make my place better, but I don’t have the financial means to do this at this time.
