With regards to the new PM that ABC is using, they are night and day different so far. They have given timely responses to my emails and even called me (twice!). I'm very hopeful about this change. Though I do need to follow up about last months rent payments (to me). 

Hi, I live in No. Stafford. I don't have any properties in the area. My rental house is in Philly. I have a couple of notes and am in two syndications. I'm also looking into Lease Options. Happy to connect with locals. -Shawn

It appears Clayton/MorrisInvest are now pursuing funding via a crowd-funding platform (https://www.realtyevest.com/deals). I have not had the best of luck with realtyevest and and trying to exit my investments with them.

 Very unfortunate that Maverick/Phil has apparently chosen to not address the issues. I think they see this a "typical" of a TK provider (and have a conflict of interest based on the commission they receive from the TK provider for marketing them... I will not be working with them in the future.

What are signs of good Turn Key providers? What kinds of guarantees should we look for? What precautions should be taken to make sure it isn't some horrible scheme, or gross incompetence behind a company we chose to go with.

We understand that Turn Key isn't the best way to go, but for someone like myself, I have about 1 hour every two weeks to look into this kind of stuff, but I want to put some money into Buy and Hold real estate. So I consider it worth it, assuming it goes smoothly with a good company.
