Culpeper, Warrenton, Winchester, Front Royal are all good options within a close distance to Loudon County. I actually revisited downtown Luray after a long time away and was presently surprised by the way it’s matured. Small town atmosphere with a lot of neat little business. Leesburg is in Loudon, but I’m not sure what you could find in that price range. Good luck on your search!!

Thank you @Tommy Hardin for your review!! I am a new investor and was really hung up about which platform to choose that would offer the most bang for my buck before I start seeing returns. It sounds like REsimpli has a lot of value and combines a lot of features so I don’t need to pay for subscriptions to 10 different platforms (and invest a ton of time learning their systems only to discover a better option and start the process over again). I’m really leaning toward REsimpli because of the many features it has as well as my ability to scale within the platform. Thanks for this post @Josh Chapman!!

What I'm hearing is that Invelo is an all-in-one REI platform that combines list generation and a CRM with marketing tracking and a transaction tracker and has features like skip tracing. Am I right on this? So instead of using different platforms for the different aspects of acquisition and disposition transactions, it's all in one place and easy to keep track of everything? I am looking for a tool that will do all the things I need it to do as a real estate investor from the beginning so I don't build systems using a ton of different platforms only to find out later that there's a better way and I have to re-learn a new platform and transfer all my data and transactions and contacts into a new platform.
