Your input is appreciated. Yes, I am seeking the restriction that applies to Prince George's County.  I can not seem to find a straight answer as to where things stand with rent increases in 2022.  

Thank you very much for the feedback.  I find conflicting information so I am not sure if rents can be raised or not, based on the following from https://library.municode.com/m...

"DHCD and DPIE shall post notice to license holders of the prohibition of rent increases for a tenant that has not suffered a substantial loss of income as defined in CB-16-2020 and CB-52-2020, evictions, late fees or penalties and the two-point six percent (2.6%) per annum limit on rent increases for any tenant that has not suffered a substantial loss of income, within 15 days of the enactment of this bill."

It seems like there is a cap in Maryland but rents can be raised?

Currently, I have two rentals with on-time paying tenants.  No hick-ups during the pandemic in 2020 or 2021, monthly payments received on time.  Rent was not increased during this time as well.  Now, we are in 2022 and I would like to know how are you handling rent increases in Maryland?  Are you using a standard annual increase or an annual increase based on the market?

Hi Helen, Where is our property, state? I am contemplating the same thing at the moment and trying to figure out what is legally and morally appropriate it.

I want to refinance an existing single-family owner-occupied mortgage loan.  After fourteen years into the original mortgage loan, the property is now being rented with a landlord insurance policy.  Will I be able to refinance as a single-family loan or should I expect the new loan to be considered an investment property, with a higher interest rate?

Thanks a lot for your feedback.  Do you think a nonrefundable fee of $200 and $25/month is too much? Their good tenants, i.e., pay on time, take care of the house.  My only concern is the damage that might occur from the pet when tenants go back to work full time.  I am not sure how the cat will react to being home alone. I don't want to go too low and regret not charging enough, at the same time I don't want to be too high either and seem greedy. I know I still have their deposit so that should cover any damage, whether by person or pet(?).

Thanks, Jill for your inquiry.  I prefer a single pet, either one small dog or one cat but not two pets, 2 cats, or 2 dogs or one dog and one cat.  

I am open to pets, cats or dogs, but not both at the same time.  I have good tenants that adopted a cat.  Their lease is renewing and I am trying to figure out what makes sense.  As a pet lover, what is reasonable but also will cover additional wear and tear associated with a pet.

I would play the "neophyte or the rookie" and asked them 3 or questions in person,  not over the phone

Questions like, 

what's the number one thing I should be doing to go to to get a portfolio of rentals

Who's the best agent in your agency to help me get a portfolio of rentals?

Who's the best portfolio lender who can help me get a  80% of appraised value loan?

Who's the best of FHA appraiser you know that most of the banks approve of?

Who's the best property manager that can manage tenants the best that you know?

Who is the best CPA that owns investment property that has a lot of real estate investors as clients?

which real estate attorney that helps landlords evict tenants the best that you know of?

Who's the best general contractor who can quickly and cost-effectively rehab a property?

What you want to do is to interview many re brokers that have been doing this REI business for 20 to 30 years and find out what names are in common, and use those people
