Dean & Curt, Thanks for the info. My situation is this....I did not have a very good experience with my property management company in the last 4 years. They were a turnkey provider, sold me the property and then managed it. It was my first out of state rental so I did not know to vet the house and the seller well. Since I took back the house after two not so great tenant experiences and lots of lost rent and repairs. I felt the renovation work they did was of poor quality and selection. Now I'm fixing what they did poorly, or not at all. Since I have time, I'm planning to manage it myself and see how that goes. I don't have to go Sec 8, but it sounds like an interesting niche. Help people out as well. Thanks for your input.

Hi Derrick, Thank you for your quick response. I went their MHA website and the comments from users of their service is very poor So I'm a little hesitant to get into the Sec 8 space. Do you have positive experience working with the Memphis Housing Authorities on Sec 8 rentals? I have lots of inquires for my rental without S8, so not sure if it's worth the trouble. I read many conflicting inputs. Thank you.

Hi, I have a 3 Br/2ba rental in 38141 area of Memphis. I was wondering if anyone know if Section 8 authority is easy to work with in that area? Or is it easier to rent non-sec 8? Any input is appreciated. Thank you.

Hi Phyllis, I'm from Thousand Oaks and I find that going to the local real estate investment club was really helpful in networking and learning new things. The Ventura County Real Estate Investment Club meets at Mimi's cafe every 2nd Thur of the month. You can look it up and join.

I'm glad to hear from those who did not have issues with TTK & RPM Preferred. My current tenants (lived there since 6/30/17) had issues with workers that they'd sent out doing unprofessional repairs (plumbing & A/C issues). RPM were slow to respond to work orders and takes several attempts before issues finally resolved. Tenants had terrible plumbing issues during the first several months and RPM basically told them there's nothing more they could do. I had NO IDEA!  I found out about all the problems on my own when I'd contacted the tenants directly after Hurricane Harvey. Then the truth started to come out about TTK & RPM. Honestly,  I tried to work with TTK & RPM and gave them opportunities to make things right. Since I'm an out of state owner, NEVER seen the property myself, I depended and trusted TTK/Shawn 110% to be honest about everything. Per tenant, workers did not appear to know what they are doing. I ended up paying for repairs that was damaged by one of their workers that may not been a licensed plumber. I'd then inquired and requested proof of licenses for workers, at least 5 times, owner of TTK never supplied with any proof. I finally hired an outside A/C company, two plumbers, with excellent reviews from Yelp, to assess the issues. Even with 3 unbiased professional opinions, TTK would not own up to the problems. As soon as I gave my 30 day termination notice for the property management contract, RPM terminated my contract immediately, one month early, and collected fee for the last month. I feel they want to get rid of me ASAP because I am exposing some serious liabilities. Now I understood this may possibly be the very reason that my first tenant had TOTALLY destroyed the house before moving out, caused damages and lost rent of ~13k. They were probably so mad and angry at them. I have no proof but I was certainly very upset and disturbed to find out my house and tenants were not cared for, and felt very much deceived. Since I'm out of town owner and there's very little I could do, unless I want to spend 10K to take them to court.  Do your own due diligence. Not recommended to TRUST anyone without verification.

I have several promissory notes out with GD & Bob. They have defaulted on the note for over one year and giving me reasons why they need more time. Now they are avoiding my phone calls and emails. They have a lot of money from my retirement funds and (6-digits). It's not looking good for me except having to spend more money in a lawsuit.
