Thanks @Chris K., I've considered that myself considering the ability to pay off the loan in 1 years time! The only hesitation I have is taking the risk on reverting the progress we've made with getting out of debt, especially if I were to loose my job or other unforeseen circumstance. For now, I've decided to use the time to get educated.

Hi Jerry, I'm interested in purchasing in the North Houston area where I live. I've flipped a couple of properties this past year as wholesale for 65-70% of value (new enough to BP that I don't know if that's considered a deal) so I know they're out there and several ways to find them. I decided shortly after those deals that I wasn't interested in wholesaling as a real estate strategy (too time consuming me and my young family). To answer your question on deals and plays: I'm interested in getting the cash flow up high enough on its own to support more purchases; so its passive income that has the capability to grow significantly in the coming decades.

What sorts of deals are you seeing in your area?

Just joined the community and wanted to say high and get your thoughts on my investment strategy. I've been around the REI space long enough to know it goes against conventional wisdom so I'm genuinely interested in your thoughts:

My wife and I have been working on paying off debt and have paid off over $200k in the past 6 years. We're a few months from paying off our home and will begin saving to purchase free and clear rentals. Currently we can save around $70k/yr towards this. Some basic modeling I've done shows that we could have 12 paid for properties in 12 years generating ~$125k a year.
