@Carl Fischer is that "kicker" then considered an equity position?   (SEC time). ?

@Account Closed my retirement funds hardly "just sit there".      And it is a retirement fund,not intended to provide cash in your pocket until you reach age 59 1/2.      In the meantime, if you are using it wisely, it should be growing like a weed !

That's good to know. Some of the competitors charge crazy fees. Was it necessary to set up a seperate entity (LLC, C-corp, etc), or is everything done within the trust? I'm not sure if I understand the reasoning behind the brokerage account?

@Chris Chappell an IRA owner can lend, (we often pay people a nice interest rate to use their IRA money). You can also buy in your IRA partnered with another IRA (the devil is in the details). But you won't be able to find a "conventional" loan to refi out, because it has to be a NON-recourse loan. Virtually all conventional loans will want a personal guarantee (which makes it a recourse loan). NASB.com does offer non-recourse loans, but they will only go 50% LTV, and you will still be likely responsible for taxes on the financed portion of the property/profit, which can be as high as 39%.

@Kevin Romines you would pay taxes if you roll from a traditional anything to Roth anything. But you do NOT pay a 10% penalty as long as money stays in a retirement plan such as a SDIRA. Everyone has different circumstances. in my case, it was better to take the tax hit when I rolled the money over (from traditional 401k to Roth IRA). . But I never paid a 10% penalty, because all transactions were done WITHIN the IRA.

@Trudy Petersen  The internet is chock full of phony "private lenders.    I get messages on facebook, linked in, e-mail, etc.   99% are scammers.   Caveat Emptor.
