I'm going to start investing in sacramento and I'm looking to connect with lenders, flippers, landlords, property managers and contractors in the area. Please message me and let's get to work.

I'm looking for long lasting working relationships and great partnerships.

My goals are to fix and flip for the short term and buy and hold multi family rentals for the long term.

Like I mentioned in the post, I haven't done any deals yet although I've been studying and learning about investing and real estate.

I'm currently looking for my first deal so It's hard to imagine what to put in credibility packet when all the skills I have are not real estate related.

I guess what I'm asking is how do you make people like lenders and other investors believe in you as much as you do?

I'm an investor in the making, I'm trying to build my marketing materials and I'm having a hard time thinking of what to put on my credibility packet. 

Should I even have one from the beginning?

What should a new investor have in there if he/she have no deals yet and no experience?

Any tips or suggestions? It would be greatly appreciated.

So my goal is to find a multi family (2-4 units) property and house hack.

I applied for my first loan ever and got pre-approved for $250,000 but I don't know what to do next.

I guess, I want to know if after all this effort, giving all these documents and information, is it ok to say no if I think it's not a good deal?

Being that this is my first loan and my credit score is not great, What should be a good deal? What should I watch for? 

Can I try to get another loan on top of this one if I want to get something that is more expensive?

He said I can't borrow for my Down payment, is that true?

What questions should I ask the lender?

I appreciate any help I can get on this. 

This is exciting and scary at the same time, I guess that's how's supposed to be?
