Hey Tonatiu,

Starting your real estate investment journey with fix and flips is enticing, and can feel like a great way to generate capital for long-term investments; however, there are many pitfalls that you must look out for. Profits are not always guaranteed, so make sure you build a reliable team of agents, lenders, inspectors, and contractors. Property selection is of utmost importance, so you are going to want to research and do your due diligence on repair and renovation cost. Include a contingency budget for unexpected issues. As mentioned, you should definitely look to start small with a turnkey.

First and foremost, congratulations on your graduation and pending job! As many mentioned, networking should be high on your priority list. Invest time in educating yourself about real estate investing. BiggerPockets has excellent resources, including forums, podcasts, and books. Understanding the basics of real estate investment, market analysis, and property management is crucial. Given that you're just starting, it might be wise to begin with one property to gain experience (house hacking is a great way to start your journey and will help you build your finances). You can expand your portfolio as you become more comfortable with the process. It sounds like your salary, and your expected bonus, will be the foundation for your future investments, so make sure you calculate how much you can comfortably allocate towards real estate investments without straining your finances.
