Congrats on considering becoming a landlord in Indianapolis! As most have said, Marion County does require landlords to register rental properties. There are also a few important laws to consider; including, 45-day return requirement for security deposits, the eviction processes, and Indianapolis' mandatory inspections for single-family rentals. RentRedi is perfect for applications and background checks (you can also set clear lease terms and automate rent collection through RentRedi). Absolutely, creating a baseline business plan is a crucial step when starting in real estate (or any field) because it provides clarity, direction, and a strategic foundation for your efforts. Taking the time to create a baseline business plan forces you to think through the "why," "how," and "what" of your real estate endeavors. It sets you up for a more focused, confident, and sustainable start. Even if you adjust it over time, the effort spent upfront will pay dividends as you build momentum and make informed decisions in this field.

Hey Jalen!

As mentioned, there are several suburbs/communities just outside of Indianapolis that offer great value. Greenwood, McCordsville, Brownsburg, Beech Grove and Westfield offer tremendous growth potential. 

Although you mentioned wanting to stay away from rough areas in metro Indianapolis, many areas are on the cusp of gentrification. There's plenty of value to be found in neighborhoods such as Christian Park and Martindale-Brightwood (near Fountain Square and Irvington), Near Northwest-Riverside, Near/Old Southside, and Butler/Tarkington despite being quite close to some of the sketchier parts of the city.
