I finally got an offer accepted. In Toledo OH Now on the appraisals and inspections. Got offer accepted at 40k little work needed in the 43612 washington school district.

question for you guys. how is the rental demands in the 43623 areas. ive came accross few potential properties. but not sure how rental demand is. ive checked zillow and seem to see the same properties "for rent" posted for over a month. is there is little demand in this zipcode even though its in a better area?

@Curtis Craig best bet is talk to a lawyer to work one for you. Also Staples has purchase and sell agreement contracts for sale u may try that

there are still good area to invest for rental properties in CA yes prices are higher. however if you cant find a good deal you make a good deal. try finding motivated sellers ugly house that you potentially BRRRR. there are many ways to find good deals in CA. you just gotta put the leg work a bit. but trust that leg work will pay itself time and time again because of the things youll learn in the process
