How old is the stain? Do you know what it is? Worst case call a flooring pro and they can patch it to blend in.

ok ..I cant really tell if that's a ceiling or a wall or both. Drywall then cabinets anchored into the studs. So definitely use a metal plate with the method I described 

Wow ... I'm going to say one option way is to cut notches im the wood.tuck the wires in the notches and use wire clips or staples to hold them in place. Cover each  notch with a metal plate so the screws wont go through and yes you can use nail glue but also use a few screws to at least hold it ... however .. if you use this method still cover the notches with metal so someone doesnt hit a wire in the future

I always show at least 30 days out .  Remember a good tenant will give their current landlord 30days notice so a good number of possible tenants will not be able to move in for one calendar month or 30days depending on your laws. I have showed 60 days out in some cases. In my opinion he is very very wrong.
