@Dawid Smolenski despite what others are saying, $450k in the Heights is fine. I showed condos there for $299k and $350k yesterday. The bigger issue is with 20% down at current rates, you’ll be cash flow negative. I run a real estate team with our office in the Heights so feel free to DM me if needed.

@Christian Clumpus taxes are based on assessed value, so it shouldn’t have major tax implications unless the value changes (renovations with permits, etc.)

You should start by speaking to a local, experienced real estate attorney. Let me know if you need recommendations.

@Eddie Egelston agree on your points, but our area trades very tightly and I feel everything in his estimates is conservative, so profits should be more. 20%+ ROI is great for our area and what most flippers target.
