Thanks for the input, everyone! I appreciate it.

@James Wise do you work with a lot of out of state investors?

Hello @Wilson Cheung. I'm curious, did you ever find any good references or do business with Prosper Cleveland? I'm actually heading out to Cleveland for a tour with them in March.

Hello @Kevin Kraver. How has your experience been with Aurora? I'm actually going out for their tour in March. I like their business model but want to see the areas that they invest in for myself.

@Vera Herlihy Thanks for sharing your insight! How many properties have you purchased with them? How were you connected with them?

@Larry Fried

Did you start your investing with the out of state property or did you get your start locally? How are you liking Indiana and the other markets you're invested in?

@Sherwin Gonzales

Most definitely. Pick away! I'd be interested to know about what you're working with as well.

Hello everyone. I've been reading the posts here on BP for a while and have finally decided to introduce myself. I live in the Bay Area in California and invest in Sacramento. I own and manage SFR and MFR properties. I stumbled upon BP when I began searching for new ideas in where to continue investing. I've been considering moving on to higher cash flow markets as my previous strategy, using 30 year fixed loans to purchase properties, no longer seems to be able to provide cash flow in the are I'm working out of.

It seems like I keep hearing good things about Indianna and Texas and a few other states. I'm now looking to buy using all cash, setting a budget of $100k, if that's possible. I'm also looking to rely on property managers since managing from out of state will no doubt prove to be much more difficult than what I'm used to. Two methods currently peaking my interest are Turnkey or the BRRRR strategy.

I'd love to connect with anyone who has recently transitioned into working with these strategies. I'd also love to connect with Agents or Property Managers in good cash flow areas. Also, if anyone ever wants to know something about Sacramento property I'd be happy to help. I'm looking forward to getting in some fun conversations here on BP and learning with you all. Cheers!
