If it came with the property it is the landlord's responsibility. However, I have a clause within my lease that states that the tenant is responsible for the first $75 of any repairs. I also carry a homeowners warranty on the property with a $75 copay, so the tenants end up paying for all repairs.

Good morning BP. My wife and I currently own rental property and have HOW coverage from American Home Shield for some time. We are looking to continue acquiring additional properties, and was wondering if anyone has suggestions on the best HOW providers. I feel AHS costs continuing to increase, while service is less than optimal. Any suggestions?

Hello fellow BP members. 

I live in Houston, Texas and are getting ready to open a new business bank account for my newly formed LLC. Are wondering which banks may be more friendly and convenient to us real estate rental investors. Any suggestions?

Hello Landry. Thanks for your reply. In terms of location preference we are mainly looking at the Spring/Woodlands area as that is the area we live in and have one rental property at. However, we will also be looking at other growth areas within the city where the cash flow makes sense. I have been told that Humble, Katy, Sugarland are also great rental acquisition areas among others. What part of the city are you in and what is your role? Ed

Hello Folks.

My name is Ed and my wife and I purchased a condo in North Houston fifteen years ago. We have moved on to other larger homes, but have kept the condo as a rental property. Looking forward to acquiring 10 more properties as part of a retirement portfolio. Looking forward to networking with other investors.

Hello Folks, My name is Ed Aguilo and I live in Spring/Houston Texas area. Started listening to the great podcast and found the app which is totally awesome. Many thanks to Bigger Pockets and this user community for making this resource available. So to make a long story short, my wife and I are staring at retirement within a few years, but like many millions out there, are not really financially ready. So we've made a plan to expand our holdings in real estate rentals, as a way to step into semi-retirement and create additional cash flow. We currently own and rent a two bedroom condo in town, which we are looking to leverage some of its equity to provide initial funding for further acquisitions. Looking to network with local investors and like minded users, in order to get further insight into the local investment and rental markets, and share experiences. Again, thanks for this great opportunity, and look forward to participating and contributing to this forum. Best to All, Ed
