Good morning BP.
My wife and I currently own rental property and have HOW coverage from American Home Shield for some time. We are looking to continue acquiring additional properties, and was wondering if anyone has suggestions on the best HOW providers. I feel AHS costs continuing to increase, while service is less than optimal. Any suggestions?
You could always keep AHS on that rental and get a warranty from a different company on the other. I find that people who have bad service from AHS actually have bad service from the local professionals contracted for the service. If you like a certain company, you can call the service request in and request that particular company. If they're backed up and not taking jobs at the time you can always request any other company besides the one(s) that were horrible.
I've had a real good experience with AHS on my older rental and my personal residence. The phone waits can be long sometimes but the person on the other side of the phone has always been nice and professional. There are some crappy companies out there, simply black list them and give a bad BBB review and move on.
I think of it this way, I pay ~$635 per year to have a handyman (for many different systems) on call. When I do call them out, they fix the problem and replace all and any parts for $75 (sometimes including tax). Pretty good deal to me.
