Hi y'all, 

I may be late to the investment game in North Texas.  I'm looking at a few cities (Greenville, Crowley, Wylie, Bonham) with Omnikey Realty.  My goal is to build a portfolio of cash-flowing rentals (SFRs) over the next 5-10 years.  Would anyone be willing to their experience over a Zoom?

How is the rental investment market in Memphis like these days?  Good for appreciation?  Good for stable rental tenants?  I'm looking at a diversification play with other properties in Nashville area.

Is there enough friction with FF that the market is ready for a real competitor with better UX and customer experience? I'd expand the segment in MTR to market beyond traveling nurses (shrinking in number and pay I hear, but not sure) to ALSO include: digital nomads, relocatees to new areas, and snowbirds. Thoughts and know anyone with enough pain to want to build a better FF with me?

I'm looking at the MTR market too and I've heard that traveling nurses travel by themselves or with another. So we were going to turn 3 or 4-bed LTRs into MTRs for them, but I've heard they don't like sharing rooms with strangers (as roommates in a single SFH. Are others seeing the same? For safety reasons, is it true that traveling nurses don't like to share a SFH with strangers (in separate bedrooms but shared kitchen, dining, etc)?

Is there an opportunity for a company to upend FF with better service?
