Good morning folks,

Here's my newbie question for the day. I just finished my first book on being a land lord (this book was single family specific 90% of the time). I'm going to be purchasing a multifamily and be an OO. The question:

What are the differences in how you file for taxes? Do you simply split everything 50%?

No. I'm not in a REIA group right now. I've gotten a few responses here about going to different groups to check them out. I'm also hoping to get some Philadelphia members together from this website for a lunch to just chat, share ideas and network.

As I've been listening to the podcast it seems that in at least 3-4 they talk about "setting goals". I've always liked that idea; however, it seems even more important with real estate. So my newbie question of the day:

What are your goals with real estate investing? Why was real estate the way you choose to go about achieving that (those) goal(s)?

I had read somewhere (or maybe it was a BP podcast honestly) that anything over 4 units is considered a small apt. I wouldn't want to take on anything over 4 units (either in purchasing or being a real estate agent for) until I was more comfortable with real estate.

Also, since you said your classes were paid for maybe I will reach out to some brokerages and just talk with them about that possibility. Do you think having a bachelors degree (English) will help at all (showing I can finish an education commitment)?

Thanks for the information. I'm use to living with roommates, and large families so I don't think living with a tenant so close will be a problem (at least for a while).

I'll have to look into HUD. It seems likes it's a whole new realm for REI that I haven't really gotten into yet. But thanks for the information.

Thanks for the advice! I wasn't sure exactly how the licensing worked and I didn't realize it was $1,000 to get a license. The MF my partner and I are looking at are between $100,000-$150,000 normally (some above, some below).

Recently, Century 21 reached out to a friend of mine and offered to pay for the classes (and possibly license) if he stayed with them for a year. Is this something either you or @Jennifer Lee have heard of before?
