@Marcus Louvier

Thanks for the advice.
I will look into attending a REIA meeting and reaching out to those who market "We Buy Houses".

Hi BP Community,

I have recently started up my own investment business of flipping homes in the Orange County market. I have sent out my first campaign of direct marketing and other methods for initial activity. I was hoping I can use wholesalers in the Orange County area as a resource to add deals to the pipeline.

How do I find wholesalers? I have tried searching for keywords on BP, Craigslist, and general searches online. They do not seem as easy to find as I initially imagined. Any advice?

Thank you very much everyone!

Edgar

@Account Closed,

Thank  you very much for your insight on the tax sale market. This is a new concept to me since I have only begun doing research in this type of investing. I will look further into the "Tax Sale Poaching" strategy. Much appreciated, Charles.

Best,

Edgar

@Ned Carey,

Thanks for the welcome and advice. I will look into whether CA is only deeds. Do you happen to do long distance tax sale investments?

Thanks,

Edgar

Thanks for the welcome. I took a look at your profile, you seem to be doing really well. I would like to connect with you and learn a little bit more about what you do. I look forward to hearing from you.

Thanks,

Hi BP community,

I have recently been researching about investing in tax lien certificates. I live in the Los Angeles area and noticed that the online auctions of LA County seem to be mainly lots of land. I was wondering if anyone has had any experience in and advice for a newbie looking to break into tax lien certificate investing in Southern California (Orange County, Los Angeles County). Thank you all!

@Ron B.

Very interesting. Your timeline and return is very similar to what we look at. As far as stabilizing and refinancing, it seems as if you look into larger projects. As far as stabilizing and refinancing, it seems as if you look into larger projects. What size of project is ideal for your next project? For example, do you plan to build a 2, 10, or even 50 unit SLS?

Tamara,

Thank you so much for all of your advice, I really appreciate it. You have given me a great, well-rounded set of information on approaching this deal from all angles. If I may ask, how long have you been involved in real estate? Do you typically work on fix-and-flip type projects, or do you have different methods of investing in real estate?

Thanks again for your help, Tamara.

Hi BP community.

I am still in college and have not gotten my real estate license. I have been very eager lately to gain hands on experience with deals. I came across a For Sale By Owner property today, and after speaking with the owner, sparked various ideas of how a deal can be done. My idea behind it is to complete a fix and flip within a month or two at most. I have a friend who is a real estate agent who can possibly purchase, I have another friend who does interior renovations, and I have partners who can possibly provide capital of some sort to fund the deal.

I have heard time and time again of people who buy, fix, and sell. But I am wondering what can be done from my position as a student with no cash flow of my own, with no experience, and who does not have a real estate license. I also understand I am putting myself in the mindset as if all were to work out correctly, but:

Is my only option in this situation to refer the deal to someone else?

How would I be able to use funds from a partner in order to use them myself to go in on a deal?

Is there any other method that can be used from my position to successfully complete this deal?

Basically, these are ideas that are running through my head and hope I can receive feedback as to whether any of this makes sense. I am looking for any sort of involvement with the deal, for or not-for-profit, merely to gain experience on my end would be great.

Thanks!

Edgar
