Hey welcome to BP , I don't have any experience investing in FL but I used a FHA loan to buy my 4plex here in new York , idk about using it to build one but you can google FHA 203k , which will help you finance the work the property needs.

Wow congratulation's!!, If I may ask what kind of list did you use and from where.? and did you have a templet for cold calling ? 

@Derek Sorto Congrats on getting your deal, hope everything goes well. I been actively looking for an off market deal in Newburgh, but i am a little concern investing in Newburgh as to  "how will the rental market in Newburgh be affected in a downturn in the market,

@Khari Lewis Congratulations on your decision to start investing.  As a newbie my self  (I have 1 deal currently which I house hack) believe that the most important right now for you is to learn as much as possible,  read a couple of books, listen to podcast,  And  find out what's important you, Are you investing for appreciation are you investing for cash flow,. Those are the kind of questions you should be asking yourself.   

@Manuel Salce If I may ask, did you purchase a direct mail list or did you build it on your own?

I Live in Upper Westchester county, 1hr from Manhattan, it is really expensive here and the completion does not make it any easier, I purchase my 4plex last may  I was able to get a great deal , but I been actively looking for something similar it has been really hard, I'm considering purchasing my second property in GA.   

I just had a conversation with a local real state agent active in the are,  IT seems to be a lack of inventory. I also been active looking for  a good "DEAL"  and what I seem lately  the prices are just to much for me  , I'm focusing on cash flow at the moment.
