@David D'Ambrosio I saw that Red Bank meet up and looking forward to the next meeting. 

I currently own a townhouse in Brick that I purchased 4 years ago and I am planning on renting it to my current roommate in the fall but using the calculator it's only cash flowing around  $40 a month. I have about 30k in equity in the property so I believe it is worth keeping even though the cash flow is $100+ that some say is a minimum. Your thoughts?

Hey BP!

I'm Eric from central Jersey and I'm brand new to Bigger Pockets. I have always thought of passive real estate income as something I wanted to get into but always thought of it as a hobby I could start at anytime. After turning 30 and not being happy with my position in life I have turned a new leaf and decided the time is now for me to get serious about putting thoughts into action.

I am currently reading Brandon's book on rental property investing and already taking on a different outlook on how to achieve my goals in real estate. I would also love to get involved with local meet ups and talk with landlords and investors in the central new jersey area. I would like to get tips on how they analyze properties and source great deals with positive cash flow considering we are in a state with some of the highest property taxes and costs of living in the country. 

I look forward to getting any tips and making many connections that would help to build my network and knowledge in the real estate investing community!

Any updates? I'm in the same position but I already own the property and looking to move out to rent.

Justin, any updates? I'm in New Jersey looking to do something similar. I currently own a townhouse and will be renting it out in order to buy another small single family home to fix and eventually rent out.
