The closest you will get to no money down, 100% financing is with a stock loan. You would need to hold a stock or bonds portfolio and collateralize it. The proceeds from the loan could then be used to purchase real estate or more stocks.

Consider the client-broker relationship a two-way street. You are asking a licensed professional to fully commit to finding you a property and protecting your fiduciary interests. They are asking a qualified buyer to fully commit to consummating a real estate transaction which they are getting compensated for. If both parties act in good faith, then it makes it easy for everyone to fulfill their responsibilities and close the transaction.

For investment loans, lenders prefer the borrower to be an accredited investor but this may not be a hard term requirement. If the property cash flows well, your income and credit is stable, and your down payment is substantial then there's a deal to be had. The exit strategy is also considered.

Hi @Alim Abrahim,

Most hospitality bridge loans are 3-5 years, with the first 18 months of interest only payments. This gives time to the borrower to get settled, and reposition the property to get permanent long-term financing. There are commitment fees and exit fees. Interest rates will generally be between 8-10 %.

If the borrower is in good standing credit wise, with previous hotel experience the deal could be closed within 7-10 days. Programs may vary lender to lender, but the above are generally standard terms.

Most investors are not familiar with how under-supplied and profitable the self storage sector is. A few investors I know are doing well with their self storage portfolios.

The medical industry is relatively recession proof, which is great for landlords. However, this means medical use properties typically command a premium especially in the Bay Area. I would recommend looking in Downtown San Jose and Morgan Hill/Gilroy for offices that are zoned for medical uses. Another option would be to look into the Greater Sacramento market which will be priced lower with equal or better returns if you can invest in the right neighborhood.
