BP Community. My partner and I have been “free agents” looking for deals and have had many agents looking for us. Recently we were approached by a reputable agent suggesting it makes sense to go exclusive with her. Looking for your feedback/experiences.

I wouldn't advise this.

As an investor you need as many deal sources as possible.

But it should be part of your ethics to always work through the agent or broker who initially brings you a deal. Especially if it is off market. And also list it with them when you sell. If you violate that unwritten rule you will get a bad reputation in the market place real fast.
