Some asset based lenders can generate a pre-approval letter up to the amount that you qualify. Once you verify the source of your down payment and have a credit report on file as an indicator, you should be able to obtain a pre-approval letter.

Hi Gorden. My recommendations for out of state investing are Georgia and Florida. They are attracting a lot of investors from California, because you can find reasonably priced properties in nice communities with good school districts. The most important part is that they will cash flow much better than California real estate.

Hi Patrick. There are some great private money programs available for purchases in Florida. As you continue your search, you will find that most private lenders are between 75-80% LTV of the appraised value. The minimum loan size is typically $75k with a $20k minimum down payment requirement from the borrower. If these parameters work for your investment strategy, they you will definitely find a private lender to work with you.

Hi Ethan. You mentioned most of your investments are in the stock market. A little known strategy to leverage your existing portfolio into real estate is to take out a stock loan. The loan is issued based on the value of your stock/bonds portfolio. Once the loan is funded you can use the money to purchase a property. It is truly no-money down financing!
