I would definitely recommend TenantCloud over Avail. However, TenantCloud recently changed their pricing and feature levels which makes it a less attractive option but still better than Avail. TC does this weird thing where the payment goes to your TC Dwolla account and a second transfer has to be initiated to move the funds over to your bank account. This process can be automated but does add additional time for the funds to deposit into your bank account. Yes, that is correct. A reason for the challenge was never provided. I have both the initial appraisal and revised appraisal.

Has anyone ever encountered the bank having an appraiser review their initial appraisal to reduce the value of the assessed property? The scenario is for a cash-out refinance on a four unit property.

Have you considered splitting the down payment and profit by 1/3? Expenses and reserves come from gross income.

Can you recommend a good mortgage company for Mexico? I saw a nice condo investment on social media that sparked my interest.

I would definitely ask for a higher interest rate. Can you buy a new property with the $17,900 you are receiving up front? Have you spoken to your current mortgage company to determine if there is a due on sale clause or if your loan is assumable?

This definitely does not sound like a good deal. There are some deals in the area that are in the 270k+ you may want to consider where the rents are around 2,400/mth.

Ask the seller to sign an estoppel agreement to include the tenants lease details and signature.
