How do you find the hipster if I don't live anywhere close to those area? I know where all the hipsters are in NYC. That's impossible to think of getting any property other than grocery there. I saw some funny posts here that follow the gays then u can see hipster. No offense I'm not into those. Where is the next area they move in NY?

Hey @Steve Faucette same here. Nobody reply you here for 6 months. i'm the same way. No offense, Poughkeepsie agents or salesperson are rich. They never contacted me back. i called nobody answer. i email them nobody reply. There was one active agent contact me back within a day who send me the same exact info as i could see on any website like zillow. Like BP podcast said you have to know what you are asking for and vocabulary in order to let the agents know you are an investor. i asked the active agent for NOI and taxes. these are basic info. she asked me on email are you an agent? i told her im not an agent, i am an investor. she never contact me back. i feel bad for those house owners who wants to sell their properties. i hope they can see what's going on with their agents. they better put the signs up for sale by owner without dealing with any agents.

Thank you everyone for the quick reply. is it a red flag if i didn't claim any depreciation for the last 3 years and all the suddens i claim that?

@Dave Holland i will definitely talk to you as soon as i get my W2 form. I need someone who's familiar with NY taxes.

@Samantha Magina you are absolutely right i am reporting my rental property on my individual tax return. i am looking for an investor home now. i agree with you not a large amount. Uncle Sam is cheap. he wants every penny from us.

@Steven Hamilton II  i agree with you. i still with my current accountant before i bought my house. He just copy and paste almost everything from previous year except changing some numbers according to my w2 form. In and out within 15mins. 

@Jeff B. Hi Jeff , i am not being cheap. my accountant is CPA with his license hanging in front of his computer. i try to learn and ask questions. He told me he was an auditor for uncle sam. this is red flag, that is red flag....etc. i am not trying to claim an arm and a leg. i only claim some donations which i actually have the credit card statements to proof it. Nothing else. i know there should be more. Thank god i bought this house and pay a lot of interest so i can get back more tax return. i didn't get back a lot claiming my kid. that's proving real estate is a right way to go.

How do you find a real estate account that knows what he / she doing? I have a two family for 4 years now and going to buy my first investment property this year. My account never mentioned or told me any write off or depreciation. He did it once last year that I gutted the bathroom and put a new one. It wasn't clear how much the write off. No idea. It's like a secret and he didn't tell me. What keywords or question should I ask to find out if he is an real estate accountant? Is there any accountant here that can advise what to ask or prepare for them? Do I have to get someone close to me .I see someone use accountant out of state here

would you go south to IBM area with all the stores or go north to Marist college and the hospital?

Thank you @Nick Harvey and @Richard Brideau  i will definitely drive around in those area. a college with a hospital there must be high demanding. i have to stay away from the rough area. i had both tenants don't pay rent for a year. i had to pay my mortgage with my and my family credit cards which i know it's a bad idea but i had no choice. it was a nightmare. i can't afford to lose again. it seems judges in NY favor tenants side to stay for 10+ months without paying rent.  i hope some Judges know that we have a mortgage to pay.

i am a newbie who live in NYC. i read a lot of valuable info from BP posts that a lot of professionals provide. i am a little too late to invest anything in NYC btw, i have a 2 family house on Staten island which i bought it in 2013. i am looking to buy some condos first then multi family in Poughkeepsie NY. is there anyone out there can advise which area to avoid or looking for? 

i am not a big fan of college students rentals. i've had bad experiences with them. i can get rent only 10 months out of a year. they moved out in May for summer to save money. June and July vacant for 2 months. they start looking in August. other tenants downstair/upstair complained loud music dancing around holiday season. the biggest headache was the bathroom. the drain backed up and my contractor found like hair ball down the drain. Also, he found tampons wrapped up in paper towel. It is a common sense that impossible to flush. i just a headache. i appreciate any valuable info. Thank you so much
