I totally agree with you. That's the way to go the hurricane area but it's good for contractors like you said. I see houses listed within good amount of time and it's pending quick. I went out to Houston from New York last week to visit a friend. He had those ideas to invest the flooded homes and he said you can't get any contractors to work for you. They went out and get the homes for cheap to flip them. We are in the wrong business. Lol

Thank you so much for your help @John Moore . i did reach out to those contact.

here is another dilemma. the seller accepted an offer for X amount before the inspection. The roof is about to collapse which needs to replace immediately. The agent asked for the deposit which i want to negotiate to see if the seller can fix the roof or meet me half way. 

In this case, if i give my deposit check after signing the agreement. does it mean i agree with the X amount instead of X amount minus the roof? if negotiate goes bad, do i get my deposit check back?

Thank you @Alejandro Flores for your advise. i am hoping someone out there in PA could provide some reliable contacts. i don't trust googlee anymore. i closed my last condo and that inspector didn't do the job right. my roof was leaking 2 weeks after the closing and the inspection was performed 3 months before the closing. The "google most star rated" inspector stated "you are in a community. Don't they cover the exterior like the roof?"   i know they covered exterior but he forgot the ceilings with water marks and the laminate floor ruined. i had to get someone replacing the floor of the whole room plus hallway into another room to match the color and painted the room. it was a disaster. the way he sounds the roof was covered that's why he didn't pay attention.

i am buying a house in PA. The agent told me i don't need any attorney to buy a house in PA but i want to get an attorney anyway just to be safe instead of headache later.The closing date will be in two weeks. i need some contacts if anyone here could help. i need an Attorney, home inspectors or General Contractor to Handy Man in East Stroudsburg, Pocono area in PA.

i thought i saw another post awhile ago that FHA loan for 2-4 units is 75%LTV.

3.5 or 5% down payment is for a single family. i read the post long time ago and tell me the details if i am wrong. 

@Tom Parris is right. i just bought my second properties 3 units in NJ as investment home and my credit score is kind of low @716 when i applied for the loan. i went to the mortgage broker and the rate is 5.1% with 25% down payment 30 years fixed. i know that is high and i probably try the local community bank like everyone else advised here Refi cash out for another property. i tried to have my father move to my second property as his primary residence as he is also a co-borrower due to my stupid car payment. it ended up with 25% down payment and my large amount down payment tied up to one property. i can't get another one like everyone advised. i wonder if anyone can advise any ways to get another property without saving another 25% down payment. i see something i like and the numbers make sense but ran out of funds.
