Personally I would. Simply because credit and downpayment alone won't be enough. They want to make sure you will be able to make payments over the course of the loan so I would work on the income piece and once stable for a while, getting a loan should be no problem if you do have a good credit score.

First thing you have to ask yourself, is it a deal? Have you checked comps, not just neighboring markets? What is the condition of the house?

Lastly, what is your goal? You ask if you should seller finance or assign it to a buyer....what's your end goal?

I'd wait and upgrade as the tenants moved out. Assuming you plan on holding on to it for a while, I don't see an advantage to doing it while tenants are present which would cause more headache than anything.

@Jarett Tigges I am also about to dive in. Was thinking about reaching out to existing landlords to see if I could pickup a multifamily property myself. I am also looking at doing some direct mail and driving around as well. Also, trying to be more active here to get exposed and form those needed relationships to be successful. If I stumble on anything worth mentioning while acquiring my first, I will gladly let you know. Good luck in your investing endeavors!
