You should write out where you are going wrong so we can see. Show your math and you can get multiple perspectives on your situation.

If I am not mistaken, you would need to make sure they understand that you need landlord insurance. You should then require your tenants to carry their own renters insurance policy. Just sounds like you spoke with someone that didn't have the correct knowledge to help you.

This comes down to math really. Too many variables to be able to easily tell you which would be more profitable. Is this a theoretical scenario, or are you actually looking at properties that you can run numbers on to see?

Good question, I am in the process of buying my first multifamily and was wondering the same thing. Of course a few inquiries a year doesn't seem like it should be too much of an issue. As long as you make sure the institutions are doing soft hits if you are shopping around.
