Thank you Seth. LA is very spread out. It's almost impossible to get around without a car. Public transportation is always an issue here, but unless you have a set routine and you do not want to go out and enjoy other parts of the city, not having a car is not an option. I guess you could ever everywhere, but that would be very expensive as well.

Im torn, between the understanding that in Los Angeles County there is a real need for new housing. The benefits new housing does to the real estate market is good for potential home buyers and renters. The lack of supply is what is making home values skyrocket, and so does the cost of rent. The other side of the argument is for the existing homeowner. In LA we have too much traffic already. If a family of 4 moved into each one of the new homes built on a conservative estimate that would mean 2 cars for each house now on the road.  If the development is on the same street as a homeowner and that home owner enjoys some quietness and privacy with things being as is. If that home owner was against the development would that be enough to stop the new homes from being built? 

My question is.

If you're a home owner, how do you feel about new housing developments in your community?

And if you are developing new housing projects, how do you highlight the positives to the community?

Hi Derrick, I'm curious, you are looking for a realtor to do 5+ comps a week, then you said that you will not be purchasing the property through them. Why? are you thinking of just going through the listing agent? Or buying directly form the seller? What type of investing will you be doing? and is there some way in your investment plan to reward an agent that will be giving you the help you need?

HI Family, Im super excited, a couple of weeks ago, I spoke to a home owner that is in the middle of a divorce and has stopped paying the mortgage on his home. I called him and offered to buy his home from him as a rental. The home was built in 09 homes in the area are selling for 145K rents are $1300. I offered $128k that would cover all his expenses and give him $5000 to put in his pocket and start a new chapter in his life with his credit saved. He agreed:) but a couple of weeks have passed and his wife has not signed the contract. Im not sure what to do?

HI everyone. I once found a great web page that listed all the distressed properties that had been sold on a month to month bases or are least having been sold in the last year separated by zip code. This is very helpful information when you want to do a marketing campaign. I made the huge mistake of not documenting where I got the data from as if I would always be able to go back to that page (I know its right under my nose) but I can't remember what site that was that gave me those stats. It has caused me lost hours on the hunt for that page (I now call it El Dorado). Can anyone point me in the right direction.

A short sale is much better for your credit score than a foreclosure.
