@David Wax, We're closing on an SFH in the north Winston-Salem area this coming week. It's our first in the area and indications are that even there the market is pretty tight. That said, I'm seeing a steady stream of potential deals come through the MLS, and I suppose even more if you want to hustle for those off market deals everyone speaks of. I'm also very interested in the suburbs of Charlotte, but haven't done anything there yet. 1% rent-to-price is clearly possible, but what I'm seeing is just slightly less most of the time (.8-.9%). Not sure higher than 1% comes along very much. There are numerous houses that need significant upgrades to be what I would consider appealing, but I'm out of the area so I may not have a great bead on the market.

You don't seem to have a job you're moving for so I suppose if it were me I'd prefer the western parts of the state, but Raleigh and Chapel Hill both have very nice areas, as do many other parts that other posters have already mentioned. I will say, have spend many years in NC, the very hot summers can be a bit brutal.

I'm searching for what you might call "entry level" resources on building small homes to hold as rentals. I've been looking into this given the chronic housing shortages and tight investment options in many markets.

Any good books or other resources out there?

Hello! 

I'm new to the forums and new to RE investing beyond REITs. Right now I'm looking in Winston-Salem, NC, for a SFH under $120k in a decent neighborhood to hold as a rental. First impressions are that the environment in Winston, and in several other markets I researched, is saturated with investor money looking for properties (thanks BP!). It's a little discouraging but maybe it's always that way. I'm in northern Virginia and keen to meet other investors in the area (COVID permitting). Hope to post a deal for analysis here if/when I can find one where the numbers work.
