New investor in northern Virginia, investing in Winston-Salem, NC

Hello! 

I'm new to the forums and new to RE investing beyond REITs. Right now I'm looking in Winston-Salem, NC, for a SFH under $120k in a decent neighborhood to hold as a rental. First impressions are that the environment in Winston, and in several other markets I researched, is saturated with investor money looking for properties (thanks BP!). It's a little discouraging but maybe it's always that way. I'm in northern Virginia and keen to meet other investors in the area (COVID permitting). Hope to post a deal for analysis here if/when I can find one where the numbers work.
