Only scenario I can think of is a 2-4 units (duplex/triplex/4plex) where you live in one of the units and the investor gets the cash-flow from the other units.

I'd say stay with a .com domain and don't worry about the SEO aspect. 

Most search engines scores the domain name so low in the algorithm it's practically irrelevant these days.

Best SEO advice is LOTS of content and keep it fresh!

I'm not sure if you ended up buying the property but if you'd like to appeal it's not that hard, you just take a bunch of pictures, get comps for the area and put it in a nice package.

There are so many variable to answer that question. as @Colton S. said, best way to get an accurate answer would be to talk to a CPA about YOUR specific situation.

Some things will vary by state, the entity that you used to purchase the property, if you could be considered a RE professional etc...

Here are some things that COULD POTENTIALLY be deducted (again, talk to a CPA):

  • Car millage
  • Renovations (again, not all things)
  • professional fees (i.e. for realtors associations)
  • permits
  • home office
  • inspection fees

The challenge is that you can claim anything you want but at the end of the day you will have to face that IRS auditor and explain why a $3000 watch is a valid RE expense and when he doesn't buy it face the consequences...

This is why it's better to consult a CPA ahead of time to get your tax planning optimized.

I knew about he tax deed auctions but heard about the tax liens on the podcast and didn't realize it's either or.

 I know too many locals that reference to properties in these cities as "east Dallas" which is why I asked for clarification...
