Thanks everyone for the warm welcome!

@Dmitri L. I noticed the insane prices buyers are paying around here in the past couple of years. The big announcements from Toyota, FedEx and Farmers didn't help either. 

I've seen properties get 7 offers o. The first day, all above asking price (up to $10K over asking price!!!)

I hope things cool down but if not, commercial is still a viable option for me.

one thing I'd advice is learn your investment area VERY well. In RE there is what I call see-through walls. I know an area in my city that I can pick a house and provide full analysis to show you it's worth $200K and another full analysis that shows it's worth $600K. All by using sales within less than a mile radius. 

What's the reason? There are not always good ones (in that case it's the same builders, lot size, schools...)

Make sure you research the area yourself and/or that you work with someone that is an expert in the area and that you trust (but verify!)

Hi everyone,

New to the forum, not new to real estate.

I live in N. Texas (DFW area) and have been investing in RE for the last 7 years. 

I'm at a phase where I'm looking to grow from singles and duplex type properties to something bigger such as a multi-family (10-40 units ) or maybe commercial (NNN maybe?).

I found this community through the podcast and looks like I can learn a lot from the members here so I'm glad I found it. 

I had a RE license at some point but let it expire since I wasn't using it too much (have a full time job)

If you have a question I can answer I'll try to contribute as well.

I didn't see what you do in RE but if you do anything with real properties (I.e. Not a wholesaler or realtor) then a truck is really useful. 

Yes, they take more gas but put that into the calculation of how many miles you do a month and see if the difference is worth it. 

If you don't need a truck or drive lots of miles then any corolla,civic,Subaru will drive forever and with great gas mileage.
