I glanced through this thread, but still have a Q.  Where is the search box for the Marketplace?  I seem to be challenged in optimizing BP web searches, so my apologies!

I am trying to help a Norcal fire survivor look for property or people contacts (who may know of property) for a project that he is trying to get off the ground to help others.  He's legit, been featured in the news for his rescue of 60+ elderly residents, has been on-the-ground helping other survivors non-stop during and since the fire.   Is there a way I can leverage BP to find him some useful resources or contacts relative to land/property search?

@David Greene, @Arlen Chou   Same as above.  The "HERE" link indicates that the event is sold out.  However, at the top of this post, there is an "Attending Event" button that seems to add to the list of attendees.  So, it's a bit confusing.


If the event is sold out, is there a waitlist?  Thanks!

Does anyone have experience with having security film installed on your units?  Would you mind sharing your experiences.  What type did you choose, was it professionally installed, any pros/cons?

My tenant is asking for permission for them to contract to have this installed on my unit.  The unit is in a nice area.

I've done some research on security film, security film with attachment, and security screens.  So, I have a general idea of the options.

Over the years, I've already invested in some upgrades at the tenant's request and without recouping the costs through rent increases.  The rent is way under market and not keeping up with expense increases.

I'm not sure that I'm comfortable with having the tenant pay for this, especially as we're not sure of our long term plans with this unit. 

I'd appreciate any thoughts or advice.  Thank you!!

This is a classic lemonaid out of lemons story that could use a helping hand.  A NYC working mom with five kids lost her rental and is living in a shelter with her kids.  She was working with the Girl Scouts at the time, and used her situation to start a troop at her shelter and the concept has expanded across the city to other shelters.  According to the article, she is still looking for permanent home for her family.   She is still employed by the Girl Scouts (easily verified).

Just wondering whether someone might be in a position to help this family for mutual benefit?  I don't know anything more that what I read in the article.

@Phillip Dwyer  Thank you!  I see that your units are very nearby. 

I was reviewing the old paperwork and see (1) no provision for rent increases in the original lease agreement; (2) tenant's reason for leaving her previous rental (same area) was to reduce expenses.  So, this is a concern that I don't want to be locked into, especially as my expenses have increased over the years, some of which I could have passed through but didn't.

I feel that the tenant and I need a reset and would be very interested in details about your long term leases in 55+ communities.  I'll send you a pm.  Thanks!
