Post: Where Did You Get The Contracts That You Use?

I have searched the forums and haven't seen the answer to my question.  I was wondering where do you get the contracts that you use?  Is it best to find an attorney and have them drawn up or is there an alternative resource that is state specific?  Thanks in advance!

Are there any investor meetings in Joplin?

Hi Stephen, I was just now searching through BP looking for anything 'Joplin' and just found this thread, which just kinda stopped...were you able to go ahead and do this deal?  Were there any surprises as far as deferred maintenance?

Hi Chad, thanks for the reply and letting me know about Jo!  There are several investors in the Joplin area but I don't think there are any 'meet-ups'.  Might be something to organize?

Can anyone recommend an investor friendly agent in the Joplin, Webb City, Carthage area?

Also, does anyone have any experience they would share about any property management folks in that area?

Seems to me I remember an article or a post here on BP within the last month or so talking about that very thing with the thought that REI might not be as good in 10 years as it has been for that same reason. If I recall, the jist of the article was that home prices would outpace the general public's ability to pay (1% ARV?) rent. This scenario makes sense if we continue to see pressure increases on the middle class. When I was a kid (the '70's), my dad worked and my mom worked at home. Now it is increasingly difficult for both parents working outside the home to afford "life" and the American dream. It's sad to contemplate.

@Ali Boone and @Shaun Reilly Ali, thanks for the thumbs up and the encouragement. Shaun, St. Louis is not that far - about 5 hours, something I could do probably.

@David Krulac That's not a bad idea. I think my wife would not go for the moving though. ("I'd rather take a beating than move!!") ;>))

@Joey Smajd Thanks for the idea - certainly something to consider... I'm in the middle of reading "The Millionaire Real Estate Investor" by Gary Keller and I'm starting to get the idea that finding your niche - what works for you - and then simply "just do it" (like Ali suggested above) is the common denominator for every successful investor here; whether it's notes or turn-key or rehabs, it really doesn't matter as long as it is what YOU want to do and then become an expert at it in your market.

I have learned so much with this thread....thanks to everyone who has contributed!!

@David Krulac Thanks for your thoughts. I like what your friend is doing and I don't know how long it would have taken me to even think of that scenario - if ever. Along with @Jerry K. 's advice about talking to a vet and the baby boomer population - and 'timing'...both excellent ideas. @Seth Williams has some excellent ideas in saving time with marketing that I didn't know existed until now.

I think the biggest thing I've learned from this thread is that real estate investing can be as individual as the person doing it. I started this thread with lots of frustration thinking that it couldn't be done in my situation - but, I know better now. Thanks to everyone who has contributed!! I hope to be able to help some 'lost newbie' some day as you folks have helped me!
