so it does only work in certain situations. my tenants are mostly  college students. Its easy to create groups on the messenger app and search for who I need to talk to. Also the app shows you who sees what messages at what time. sending pics and videos over messenger is easy as well. and you can do live chats

@Jonathan Li Congrats on your success :) Its nice seeing another young guy doing well too!

Personally you're going to need to get your hands dirty at some point. Pick up a discount property, put some work into it and do a cashout refi later.

Also get friendly with your commercial lenders. youll get to a point where they wont even ask for your DTI, W2, etc etc.

So I've been struggling to find good deals in other cities on top of the worry of bad management companies. I also always think that there are hundreds of investors already in whatever place I'm looking at that will have infinite more knowledge of their area than me.

Do a lot of people make their millions in one area or their home town per say or do you think most investors really make the big bucks investing in different areas.

Would like to have some personal experiences or advice.

personally I workout because

1. I'm ultra competitive and HAVE to beat anyone at everything I do.

2. I like having a nice body because apparently its the cool thing to have

I workout around 1.5-2 hours a day 6-7 days a week. Currently about to start running 100 miles a week. (I run half marathons, 10ks, triathlons)

When i'm not running or biking, I actually do a lot of breakdancing too
