Being a college student, I would be careful if you decide to furnish the bedrooms. I do think it would be a good idea and would attract more prospective renters, but also beware that most college students are not very cleanly, and will probably thrash these items. I agree with Joe in that you should see what is normal in your area. I believe most of the places I looked at this year were somewhat furnished, however I live in a college town.

Hey all,


Just wanted to get a feel for what direct mailing preferences people have. I am less focused on the target audience but I am curious to see whether or not people prefer to handwrite or type their letters, whether they keep them short and sweet or go into detail on what exactly they do. 

I am also curious to see if as a newbie, I'd be better off starting somewhere else for leads. I am only a college student but I am confident that a good deal will lead to funding, so that is not a worry of mine. However I am slightly worried that potential sellers would find my credibility/experience or lack of a bit worrying.

Hello investors, 

I am a newbie to the real estate world and as a broke college student, the east bay market looks very intimidating. I'd love to get some advice from those in my area. As a construction management major and son of a residential general contractor fixer upper properties are most interesting to me. My current goal is to buy my first property after graduating college (2023) so until then I'm looking to get all the information I can about the market around me. 

Personal experiences with finding fixer uppers in the East Bay/Bay Area or general advice on fixer uppers would be greatly appreciated. Additionally I'd love to chat with investors in my area, I live in Walnut Creek but go to school in San Luis Obispo and would be open to meeting with anyone willing!
