Thanks Colleen F. I usually put a limit on cars in my leases, but it’s definitely a good reminder.

@James Thomas Nakashian @Manolo D.So far I have removed the flower bed, the concrete walkway and added some gravel which has given me at least 1 extra spot.  I may extend further down the right side to add another spot too.  I can tell by looking at my neighbor's property that he had probably removed half of his first floor front porch at one point.  I don't think I'm ready to go to those extremes/costs just yet.

@Michael Noto Thanks for your input.  Valid points for our area.  I have already lowered rent and I will do what I can to try and increase parking (while being cost effective) before lowering it any more.  Having sufficient parking is very important as I am finding out!

@Andrew S. I probably would technically need permission as you mentioned.  My neighbor across the street has sidewalk areas missing.  Also, my neighbor next to me has no sidewalks and his whole front yard and sides are basically just parking areas.  It's hard for me to imagine that those were permitted by the town, but I can't say for sure.

What do you think about removing these concrete sidewalk/walkway areas and grade to allow for parking on the right?

Thanks for the tips everyone! @Steve S. I like the idea of widening the front parking.  Maybe I could start with removing some of the concrete walkway on the right side and make it possible for a car to park on that side of the house too.

@Manolo D. The wheel stops seem like a good idea, but that wouldn't work for the tandem spots.  Perhaps just paint lines on the pavement to start.

Brian Karlow what is the tantum (tandem?) parking idea? Is there a certain strategy to make it work? It can probably fit 3-4 cars on the left and just 1 in front.

No room in back and city said no to paving right side. I thought about maybe just throwing some gravel there on the right, but the sidewalk seems too high compared to the street level for cars to enter directly. Cars would probably have to enter on the left driveway entrance and drive across the front to access the right side.

I recently purchased a 3 family with very limited parking.  Two of the units are occupied and I am having trouble renting out the 3rd unit with such limited parking. We have a winter parking ban in this town and the street where this is located has limited parking in general.  It has a 2BR on 1st and 2nd floor.   The 3rd floor is a 3BR.  Currently the 2nd floor tenant just has 1 car parked in front and the 3rd floor tenant has 2 cars parked on the left side.  

I am wondering if I should reduce the front porch size and remove the flower bed to increase parking in front and possibly the right side.  It's hard to tell from the photos, but there is a pretty steep incline between the road and the sidewalk.  Any other ideas on ways to improve the parking situation? I know tenants parking behind each other will probably be a pain.
