Hi Nataly,

Welcome to BiggerPockets forums. I would suggest practicing using the calculators here if you haven't. And searching for posts that contain some of the cities and towns that you are looking to invest in. I grew up in the area you're in now. Lived in Fruitland Park and Lady Lake, even graduated from Leesburg High School. You are in a growing area because of The Villages but the vast majority of that area is for retired home buyers. I haven't read too much about rentals there. But I know Leesburg is an area with fairly high rents and might be a good area to invest. Ocala might also be a good place to seek out some properties and of course Orlando is a hot market if you don't mind having properties 45 mins to an hour away. Do you know what type of property and area you plan on investing in?

So I purchased my house using Embrace Home Loans which is located in Bethlehem. They also do many types of loans.

And I also suggest possibly using Caliber Home Loans, they work a lot with investors.

Where is the Property located? In PA there are two local credit unions that seem to be good to work with. 

1. First Commonwealth Federal Credit Union 

2. People First Federal Credit Union.

I see the Accessory dwelling unit disqualifies a Multifamily property from being able to receive a Fannie Mae backed loan, but there shouldn't be an issue receiving a traditional loan. Especially if you can afford the 20%. Have you checked into some local credit unions? Are you worried they might require 25% down since it will be considered an investment property?

Welcome to BP. I'm located a little north of Allentown and the Lehigh Valley. There is a good meetup group that specializes in that area.

They have their online zoom meeting the 2nd Thursday of every month.


There is another meetup that is more broad but has a few investors and wholesalers from Allentown that actually meets tonight at 8:35pm-10:30pm. If you are available it is free and open to all investors.

Hi Chris,

There are several people here in bigger pockets from the Scranton area. I would suggest doing a search  for them. https://www.biggerpockets.com/search?term=Scranton+

I'm located a little south of that area near Stroudsburg and I have definitely found that people in our area of North Eastern PA are more than willing to help each other. I am a new investor as well, with no properties yet, but my wife and I are actively looking and and viewing properties. What I have learned is that you really need to build a team first. We came across two potential properties that needed some work, but we hadn't even contacted General Contractors yet and by the time we found some the properties were under contract. We now have 3 realtors and two wholesalers that we are working with as well. I really does take a team, especially in today's market.

I'd also recommend getting involved with meetups in the area, they are all basically on zoom now so you don't have to leave the comfort of your home anymore. The main one I suggest, that I'm also a member of, is Real Estate Wealth Institute- NEPA (North Eastern PA)  https://meetu.ps/c/2wb2X/Rgccx... on Meetup. It is no longer just PA but a lot of the members are still in the area.

Hi Ted, 

Welcome to BiggerPockets! I had this same problem when I first started using the site as a Pro member. I mainly use my phone as my computer and that was my issue. If you are using your phone, make sure you open BiggerPockets.com in desktop mode, then that shows the option to save/print the pdf file. I now do my quick calculator analysis using my phone or the BP app, but always use my desktop to print the report or save it. Hopefully that helps, if that is not the issue, maybe send a question to BP.com directly.

Hi welcome Edwin, there are a couple of people on here in that area. I know of one that I've personally have talked to. PM your contact info and I can't get you in touch. I'll also PM you my contact info.

When the guy was telling me about this structure all my mind was picturing was dollar signs leaving my hands. It does sound expensive especially when I don't have any investment income coming in to mitigate the cost.
