@John Conn welcome BP. A lot of great advice in the thread. To add to what was previously stated, you are doing one of the most important things that you can be doing in this business right now.....NETWORKING! Research your local REIA and attend. There is a plethora of knowledge openly shared by investors who are in your local market who will be more than willing to give you advice. Get you some business cards before you attend. The most important thing you can do at the REIA is collect as many business cards as you possibly can. Don't spend no more than 5 minutes talking to one person. Introduce yourself, be honest, ask what they do, then ask them can you contact them later during the week to learn more about their levels of expertise. You aren't at the REIA to buy, you are there to network. Make sure that you make good on your word. Most ask can they call and they don't. Stay connected on BP and participate. Great question, even better responses. Obviously there is a wealth of knowledge and experience on BP and a ton in this thread alone with all of them being spot on. There are a number of techniques that you can use but obviously the best technique is what works for you. If you have someone that you know and trust, then you can easily leverege there time in that local market. You can also connect with the REIA in the local market you are looking to invest in. True you won't get the full benefits of actually being there but it gives you someone or even a couple of someone's to network with which is the key to REI. Talk to your team of realtors (there is an implied task there), some have the ability to do business in neighboring states. Leverage their network of realtors. The sky is the limit when it comes to REI. Utilize your own creativity, develop a systematic approach, then implement it.

@Chris Duzan Our company are upon to all REI deals. The key word being deal. We focus on wholesaling and posture for rehabs and buy & holds. We are focused on Columbia, however we are not closed to any market at all. Networking, to us, is the key to success in this business. Through our network channels, we should and will be able to assist other investors and retail buyers achieve their goals. I hope this answers your question. @Curtis York Jr South Carolina is literally crawling with investors. I love BP because it is open source information to REI. Network with as many people as you possibly can in your market of interest but don't limit yourself to it. There are many investors to buy outside of their market. I have a motto..."A Deal is A Deal"! I don't mind driving outside of my area as long as the deal presented is a deal indeed. I am sure that most investors think the way that I do. Keep in mind, time is everything and most won't waste theirs for nothing!

@Chris Duzan this is actually a question that i was going to post today.  I am glad I had my alert set for SC.  @Lucas J. thank you for the response.  It appears that Scott Wallace will be getting my business as well.  FYI, we are also looking to connect with investors in the Columbia market.  We could be very influential in each other's businesses.
