 Thats correct, that way you can become familiar with some of the things that might go wrong during a deal.

I have never dealt with code enforcement in that county but in Polk County once the county have recovered there hard cost associated with that line , example sending someone out for the inspections then they won't hassle you for any thing over that.

If you are just starting out why start with a 50 unit complex, why not start with a couple triplex or duplex, or even buy and rent a single family unit first. List to the podcast, you will find a lot of useful information. Episode 135 talks about apartments. To be a real estate investor you don't really need a license, you only need it to collect commissions on transactions, and when you get one you will be able to do residential and commercial real estate, it just depends on what you want to specialize in.

So the moral of the story is that keeping money is just as hard as making it. So go ahead and make that money BP but at the same time develop a sustainable plan to maintain a steady lifestyle and keep that money!

Business in Jupiter, to put it mildly is booming, decent houses not staying on the market very long, lots of construction going on, I see some opportunities

well other than the bad experience you are having, are you receiving any other valuable information or resources from this mentor? And decide if it's your eagerness to get a deal done or the mentor is legitimately turning down these deals.

From what I am reading here josh it sounds you can either just register in Florida as that it's where you would be doing business. You would pay all the annual fees to only Florida.  One the other hand you can register in a state like Delaware or nevada, din Delaware a previous post says it fast and cheap, I am not sure what other benifit are there to be had, in Florida it only cost $70 and about 30 minutes on the sun biz website to do it. Also if you register in another state you would pay annual fees to both states. As for separate LLCs for each property that would shield the liability from one property not affecting the other property but might hinder you when u are ready to leverage the business to get a loan. To fix that you can use a holding company to own all the LLCs, hope this was helpful.

You can do some more research on the area, See what the job market is like down there, use google earth to view the streets down there, check the quality of schools in the area, See how many major businesses are in the area. Check the listings on the MLS to figure out the inventory in the area. I think you can search the MLS for sold listings too.
