I think it would be best to rent to atleat two people than put four people on the lease. So I would screen all but only put 2 on the lease. For the one that is being late, that would disqualify the entire thing.

The key to get started with virtually no money is first educate yourself and read as much. When you are ready start by wholesaling. With wholesaling you will have to put in the ground work to find the deals, get property under contract then assign it to someone who has the money to rehab and close on the deal.

@Amber Spence It'll be a good idea if you could find and lock in a good deal in the Jupiter area, 7 months ago I was in the market to purchase my primary residence and I could not find anything on the MLS, in the instant they would come on there were multiple and cash offers on them. I ended up buying in Palm Beach Gardens.

But I did a smart thing, I purchased a lot as an investment in the same time, wanted to build an investment property but since sold it in that timeframe and made a decent profit.

@Jon Huber helps to host a resourceful meetup, it is great meeting everyone there sharing ideas.
