In regards to your answer, the majority of the recorders do not charge for their services, however some do.  what you will notice as you go from state to state and county to county is that there is little in common when it comes to guidelines and search tools etc.  Some counties provide their own database, some outsource it.  

Georgia has a common search tool for the entire state.

Some counties have their charter written up in such a way that they defer the cost of their manpower by charging a subscription.   However, in most instances they do allow you to come in to their office and research for free.

 Thanks David...I actually made use of NETROnline the other day. Granted, it still mentioned recorder of deeds was subscription based, it did clear up some confusion I had between counties

It also lead me to question something you answered, and that is if it's possible to go into the office and search free and bypass the convenience of accessing online, and ultimately the subscription fee.

Do you file for your own LLC's, or do you pay a service to create LLC's for you? I'm just concerned how fast the money can rack out in service fees and state filing fees if a third-party does it. And even if you do it, state filing fees can be costly.

Sound advice! I'm still confused on the whole process of an "inspection." Is it custom to bring in an inspection agent and then a contractor, can you simply have a contractor do a walk through with you and inspect, or do you typically perform an inspection yourself and bring in the contractor afterwards to estimate repairs?

Yeah, never really understood the concept behind it. DE only has three counties, two gives you free searches and you only pay $1 per page for the document print out. The third (my) county allows free prints, but charges a $50 subscription fee.

I would like to eventually get into the landlord scene, but right now, I'm trying to build up to that. With that being said, I will definitely look into the GWHP group when that time comes, hopefully within the next 12-18 months.

As far as DELREIA, I would like to be in attendance to the Newark meet up. The downfall is I I work a 12 hour rotational position which, ironically, always has me working the first Tuesday of the month, or the typical DELREIA Newark meet ups.

With all that said, please do stay in touch as I would like the opportunity to meet up with you at one of the meet ups.

In the process of learning as much as I can about wholesaling before my first deal, I've researched the est. for inspections and found that they can be a little costly. Of course, the value they provide can be great for buy and hold, rehabbing, etc. However, is there any advice for wholesalers. At an estimated $400-$500 a pop, this can be a chunk out of the assignment fee or expense in the regards of a double close.

I know some wholesalers do their own inspections but do investors typically rely on the confidence of a wholesalers inspection, or is it required to get a professional's point of view.

Congratulations Janet! When I was younger, I used to live (for a short period) in Dundalk and Essex areas of Baltimore. Familiar?
