@Pat L. - Yes, however, there is a vaccine for TB, Hep B, Whooping cough etc. First world countries don't worry about Maralria, Rotovirus.  

We are only a few weeks into COVID19 and it's affecting everyone (so it seems, I'm no expert!). I think that is why the distress.

I'm like you, however - not too worried at all!

Flights to Hawaii are $200 right now.. might just go take an extended vacation and wait!

Inspiring!  Thanks for posting this up for the rest of us!

@Peter Nikic - If you don't mind, I'd love to see the deal.  I am doing lots of analysis but being able to see a "before" on your deal would be great.  I would love to see the loopnet listing if there is one so I can run it through the BP calculator.  

If not, I understand!

My goal is to do two real estate deals before the end of the year.

12 years ago I spent a summer doing cold call sales.. and I've managed a sales team over the last 10 years or so.  I have not delved into CC for real estate deals... YET! :)

What unique offer do you have compared to the next investor dialing for dollars? 

In my opinion, cold calling isn't a secret art form.  It's being sincere and a normal, likable person who has something UNIQUE to offer that will change the life of the person on the other end.  

Can you close quickly?  All cash? Take care of whatever is their pain?  If so, call them up, introduce yourself and let them know what unique proposition you have. 

For what it's worth, those are my thoughts!

If you bought it for $195k, then you'd have a 12% return on investment.
